One of the most common problems that the  floor-covering industry faces, continues to be flooring failures.Typically flooring failures are caused by excessive moisture within concrete floor slabs, and over mitigation. Commercial and institutional sites have a higher risk of experiencing flooring failures because of high user traffic. Problems from excessive moisture and high pH attack can cause adhesives to ooze from the joints; a loss of holding strength due to re-emulsified adhesives; and contamination by mold, which causes indoor air-quality concerns.

IFTI has developed a concrete moisture testing program specifically for commercial projects. It is designed to provide our customers with the information they need, to make informed decisions.  By giving this information well in advance our customers are able to create a precise budget and schedule that will cost effectively reduce their risk of moisture related flooring problems.

Because the industry is moving toward independent, third-party testing, assigning responsibility to the contractor only puts you at risk of a conflict of interest, unanticipated change orders and over-mitigation of the concrete slab.

Due Dilligence

Typically tenants and landlords have  due diligence programs in place to assess HVAC, plumbing, asbestos, which allows them to determine a more complete scope of work. Many of our customers have included a floor assessment to identify the moisture condition of the concrete slab thus avoid additional unforeseen costs during Tenant Improvement.  When problematic conditions are identified, both the tenant and landlord are in a better position to properly planning a solution prior to signing the lease.

Risk Management & Risk Assessment

IFTI utilizes the Risk Management System as a tool to evaluate the risk condition, collaborate on treatment solutions, and select appropriate risk treatments for each individual facility based on the information gathered during testing.  In doing so, this method creates suitable and stable substrates to enhance long-term floor installation success.
