New Construction – Fitness Gym

Within a month of a flooring installation at a new Fitness Center, the tenants were experiencing moisture-related flooring problems.

The owner of the building called an all-hands meeting with the construction team to find out why the floor failed, and who was responsible. Everyone who had been involved pointed fingers at the others, including the architect, general contractor, and flooring installer. To get a third-party, unbiased opinion, they called IFTI to conduct a forensic floor analysis to determine what happened and why.

Research

IFTI reviewed all relevant documentation of the specifications for the project, the project management documentation for the floor install, as well as any specs the flooring installation company used, and compiled this into a single report. Based on the findings, IFTI recommended the necessary testing.

Testing team

IFTI field technicians conducted comprehensive moisture testing to find the source of the moisture-related flooring problems, and found excessive moisture throughout the slab. They found that improper moisture testing and adhesive recommendations had been made prior to the flooring installation.

Reports

IFTI recognized that one of the reasons for the problem was that the original specs recommended to “install floor-covering according to manufacturer’s instructions”. IFTI’s new report offered specific guidance for the flooring installer through detailed project specs, including recommendations regarding the moisture testing.

Solution

IFTI recommends the appropriate adhesives to remediate the problem, and prevent any future floor failures.

New Construction – Housewares Chain

A moisture-related evaluation of the concrete sub-floor prior to the installation of flooring is a requirement of every major manufacturer of flooring material.

Our client is a major housewares chain with 1,180 stores throughout North America and retails spaces of approximately 30,000 sq. ft. per space.

A corporate executive contacted IFTI to perform moisture testing as a part of their new store rollout. The client has experienced a lack of moisture testing information, fluctuating costs and no recommendations if moisture was detected.

Research

IFTI reviewed all relevant documentation of the specifications for each project, and rewrote detailed project specs, including recommendations regarding moisture testing.

Testing team

IFTI sent teams of concrete slab moisture testing experts to over 1,000 locations throughout the nation to conduct comprehensive moisture testing. This process occurred over a number of years, with consistent communication and cooperation between IFTI’s team and the on-site personnel. Each team sent detailed documentation of the testing, and submitted it to IFTI.

Reports

During the review of the test results, critical flooring concerns were identified, including areas of the slab in some retail spaces with high internal moisture conditions and elevated surface moisture conditions. The certified moisture test report was submitted to the contractor per location.

Solution

Based on the reports, the contractor was able to cross-reference the specifications with IFTI’s moisture test data to verify that the treatment solution for each location was appropriate based on the data.

The expert solutions provided by IFTI saved the client thousands of dollars in mitigation costs per location, and at the same time, freed the Construction Manager’s time, since IFTI’s team took responsibility for recommending the appropriate treatment solution for each location.

Commercial Remodels

IFTI has developed a concrete floor moisture testing program for commercial remodel projects that has been specifically designed to provide you with the information you need.

Client: A major retail chain with 1,200 stores and 15,000 sq. ft. of retail space.

The flooring contractors were conducting moisture testing and providing change orders for moisture mitigation. The customer had experienced an increase to 4 out of 5 of their stores requiring moisture mitigation. The customer felt they were unnecessarily over-mitigating which cost them additional time and money, and sought a better solution. The retail executive contacted IFTI to perform concrete floor moisture testing as a part of their remodel program.

Solution

Utilizing our “Risk Management System”, we discovered that only 1 out of 5 of their stores needed moisture mitigation. It is estimated that the process saved the customer more than $1.5 million in upfront mitigation costs over the total remodel budget for that year alone.
