“It Looks Dry”: The Most Expensive Phrase in Construction

Visual inspection of concrete is notoriously deceptive. A slab can appear “bone white” and feel dry to the touch, yet hold 95% Relative Humidity just one inch below the surface.

The Capillary Action

Concrete is a sponge. As the surface dries, moisture from the bottom moves up to replace it. If you seal the surface with impermeable flooring (Vinyl, Rubber, Epoxy) before this reservoir is depleted, the moisture will accumulate at the bond line.

The Consequence

Eventually, that pressure builds. It turns high-pH salts into a caustic liquid that breaks down adhesives, leading to:

  • Bubbling VCT.
  • Oozing adhesive at seams.
  • Mold growth under sheet vinyl.

The Only Way to Know

You cannot see moisture vapor. You must measure it. IFTI uses calibrated electronic probes in accordance with ASTM F2170 to quantify the risk that your eyes cannot see.
